Before you Buy that piece of land in Lagos

Most People Engage in thinking after any transaction has been consummated,this is called 'the buyer's remorse',a technical term used to describe how buyers feel when they have finalised a contract. They will begin to ask themselves,'this stuff' whatever you may call it,was'nt really worth it in the first place,some might secretly ask their friend or others what they think might be the actual worth of a particular item,but the truth here is that you have paid for your choice and in most cases there is no option of refund,even if you do,it would cost you some time,effort,and even an added sum to get your money back....
We are at one time or the other plagued buy our decisions and we end up tying ourselves up in the league of Buyers' Remorse....
I want to narrow my thoughts to one of the most popular activities by Nigerians living in Lagos...'Property Business'.Yeah,we don't want to be tenants for life and nobody wants to die in queue waiting for pension by the time he or she is meant to enjoy their after years of labour....this has led a lot of people to engaging in Buying a piece of land whereever it could be available,especially with the intent that it might appreciate with time.There is no doubt about it,but here are a few things you need to consider before you buy that land....

Environment : You have to know the environment very well. Having a good knowledge of the environment is very important because the information derived will tell you tell social status of the people,what their priorities are (I once lived in an environment that places high priority on security, I found myself as one of the luckiest as a that time because i probably would have been paying a extra cost for security if it were'nt available).
Added to this,a good feasibility study on the nature of the soil is good (for those who intend to cultivate a garden-which is very Lucrative business in Lagos),if you intend so sink a Borehole,you need a geophysicist to tell you the nature of aquifer (water yield) as well as the water quality you might be expecting,for those who want to engage in laundary business at home,if you sink a Bore-hole where Iron or other ferrous derivates are found,it will affect your Business (White Clothes will often become Brown after a short time),Apart from iron poisoning,another aspect to look into is the proximity of the Bore-Hole to Sewerages as there Might be Underground Infilterations which can cause contaminations and in most cases cause the outbreak of severe diseases.
Due to the effect of Global Warming and Green House 'Jargons'(this is not a scientific forum),it is feared and widely speculated that there is a global increase in water level,this means that Land areas close to Water lines are soon encroached,it is worse if the land area is below sea level.A foreknowledge of this is good before buying that piece of land.

Proximity to Work,School,Market,Place of Worship,Social Activities etc: This is very inportant in before buying a piece of land especially if you intend to live in it.It will save you a great cost on the long run.

A final Note: Buying a piece of land is a good thing but before you do,make sure you are equipped with a lot of information concerning the land,is the land under litigation,is the land encroaching Government or Private facilities like Optic Fibre cables,Pipeline,Powerlines,Canals, Green Areas,etc

After all said and done,you can buy your land and Enjoy it forever!
